GOOD LAND DOCUMENTS/TITLE IN LAGOS STATE

It is really not so easy to get land Titles very fast in Lagos state. You need to have lots of patience and extra effort.

Here are the approved land Titles in Lagos state:-

Excision, Gazette, Supreme Court Judgement, Governors consent and C of O.

All these listed titles are legal in Lagos state. I will explain each one of them.

EXCISION:-

An excised land is a portion of land that has been released by government of a particular state to the indigens of the area who originally owned the land before government acquired it.

Before you purchase a land in Lagos state, make sure it has been excised (approved Excision with its file number).

If your property has not been excised, it means it can be seized by government at anytime.

GAZETTE:-

A gazette will show the communities or villages that have been granted excision and the number of acres or hectares of land government has given them.

SUPREME COURT JUDGMENT:-

Before I proceed on this title, please court order is not a title. Given an order is different from granted approval.

This is one of the most sensitive title. You should not be in a hurry to purchase land with this title. Make sure you consult your lawyer to check the authenticity of this title.

GOVERNORS CONSENT:-

This land title is equivalent to C of O. Every advantage C of O has, it has it as well.

A Governors consent title is only processed on a land with either gazette or an existing C of O.

If a person with C of O decides to sell his land, the only document that can give the new buyer every subsequent right of ownership or Occupancy is Governors consent title.

The  powers of  the  Governor to consent  to  such  transactions can  be  found  in  Section 22  of the  Land  Use  Act  of 1978 which  states thus 'It  shall not be  lawful for the  holder of a statutory  right  of occupancy  granted by  the  governor to alienate his  right  of occupancy  or any  part  thereof by  assignment,  mortgage, transfer of possession,  sublease  or  otherwise howsoever  without  the  consent  of the  Governor first  had  and  obtained''  This simply  means therefore  that  even  when  a buyer has secured  a  land  with a Certificate of  Occupancy,  he shouldn't  stop  there. He  needs  to  begin  the  process of obtaining  a  Governor's consent  to  make  that  purchase legal in  the  eyes  of the  government  and  be rest  assured  his land  is  safe.

CERTIFICATE OF OCCUPANCY:-

C of O is an official document that states a building is safe to use and may legally be used for a particular purpose.

WHERE TO PURCHASE AFFORDABLE LAND IN LAGOS ISLAND

AJAH:

We have a property at Etiosa LGA. Southern Green Estate is located at Lafiaji, Lekki Ajah. The land title is Governors consent and the price is going for N20,000,000 and the size is 600sqm.
